It has recently been confirmed that EXO member and solo artist Baekhyun purchased a luxury villa in Ach’iul Village, Guri, Gyeonggi Province. The property is also believed to have played a key role in his later decision to settle in Hannam-dong.

According to the real estate industry and court registry documents on April 29, Baekhyun bought a 141㎡ unit at Walkerhill Sangji Riverhill in Ach’eon-dong, Guri in September 2021. He officially registered the property in October 2023. While the exact purchase price was not disclosed, based on nearby sales of similar units, it is estimated to be around 3 billion KRW (approximately 2.2 million USD). With no mortgage or leasehold rights registered, it is presumed that Baekhyun paid in full cash. The unit is currently vacant.

Ach’iul Village, where the villa is located, has historically been known as an "artists' village," home to notable figures like the late novelist Park Wan Seo, painter Lee Seong Ja, and printmaker Choi Ji Sook. After the area's greenbelt status was lifted in 2006, it developed into a rising affluent neighborhood, now home to celebrities like Hyun Bin and Son Ye Jin, Han So Hee, Choo Ja Hyun, and Oh Yeon Seo.

It is reported that Baekhyun initially planned to move into Walkerhill Sangji Riverhill after the end of his lease at Trimage in Seongsu-dong. However, delays in the villa's completion and issues renewing his existing lease led him to relocate to RANUBO Hannam (La Nuvo Hannam) in June 2023 instead.

RANUBO Hannam is a luxury villa complex built by Piark Construction near the UN Village area in Hannam-dong. 

Baekhyun is currently living in a penthouse owned by Piark Construction Chairman Cha Ga Won and her husband. To secure his move, Baekhyun took out a loan exceeding 10 billion KRW (approximately 7.3 million USD) through a corporate entity he established, with the Cha couple providing collateral.

Now that Walkerhill Sangji Riverhill has been completed, Baekhyun is expected to continue residing at RANUBO Hannam for the foreseeable future. Recently, he signed a new jeonse (long-term deposit lease) contract worth 16 billion KRW (approximately 11.7 million USD) with the Cha couple. 

He also transferred the loan, previously under his corporate name, to his personal name. Considering that the maximum secured amount for a loan is usually 120% of the actual loan amount, it is estimated that Baekhyun borrowed approximately 10.5 billion KRW—around 66% of the jeonse deposit. His new lease runs until April 2027.
