It has been rumored that singer Rain and actress Kim Tae Hee are in the process of selling a building.
On October 25, media outlet Money Today cited the real estate industry and reported that the Samyoung Building in Seocho-dong, Seoul, which Rain bought last year, will be put up for sale in a year. According to reports, the two celebrities are planning to select a realty agent and start the sale in the near future.
Based on the known information, this building that is rumored to be put on sale by the couple has two basement floors and eight stories above ground. There's a dentist's office, dermatology office, acupuncture office, cafe, and more located in this building. It is known that the total monthly rent is about 200 million KRW (~141,778 USD), and the total amount of the rental deposit is 4 billion KRW (~2,835,534 USD) when the units are full.
Additionally, the building is located in a densely populated area and is 2 minutes away from the Gangnam station. Rain purchased this building last year for 620 million KRW (~439,507 USD) per 3.3 square meters, for a total of 92 billion KRW (~65.2 million USD). Rain held 60% of the stake, and the rest was held by a limited liability company headed by Kim Tae Hee.
Their loan amount is estimated to be around 45 billion KRW (~31.8 million USD). It was expected that Rain's decision to sell the building one year after the purchase was due to the aftermath of a surge in interest rates, but this turned out to be not true.
Rain and his wife, Kim Tae Hee, have made tens of billions of KRW in capital gains from real estate investments. Kim Tae Hee sold the building in Yeoksam-dong, Seoul, that she bought for 13.2 billion KRW (9.3 million USD) in March last year for 20.3 billion KRW (14.4 million USD), leaving a profit of 7 billion KRW (~5.1 million USD). Rain also bought a building in Cheongdam-dong, which was used as his agency's office building, for 16.8 billion KRW (~11.9 million USD) in 2008 and sold it for 45.9 billion KRW (~32.5 million USD) at the end of June last year.
The total rent alone per month for the building is higher than what one makes annually here in California. Real estate is good business.
